Terms and conditions associated with a short term stay at Mason Villas and Apartments

1. Property
The property subject to this Agreement is known as "The Lodge" or "the Avoca Suite" and is located at Masonmill Villas, 40 Masonmill Road, Carmel, WA 6076.

2. Term
The rental period is short stay and will be for the time specified on the issued quote.
Check in time is 2:00pm and check out is no later than 10:00 am.

3. Rent
The total rent for the Rental Term is as per the quote issued and includes a cleaning charge which is separately itemised.

4. Payment Method
Payments will be made via the Stripe payment system or via a bank transfer, 50% due at time of booking, remaining balance due 7 day(s) before arrival.

5. Security Deposit
Whereas a security deposit is not required, guests may incur additional charges for damages or cleaning as per sections 9 and 10 of this agreement.

6. Cancellation Policy
All paid prepayments are non-refundable. If cancellation is initiated by the host due to adverse weather conditions or damage to property rendering the property unusable or potential bush fire alert, then a full refund will be given.

7. Occupancy
The Lodge Apartment is a two-bedroom apartment, it is designed primarily for two to four occupants. There is no facility to use the couch in the living room as a bed for additional guests.
The Avoca suite is a one-bedroom luxury apartment it is designed primarily for two occupants. There is a facility to provide bed linen for use of the pull-out couch for an additional two people in the living room. Please note this will incur an additional occpancy charge and must be ordered at time of booking.
It is important to note that even if a guest provides their own bed linen the additional charge will still be applied.

8. Use of Property
The Property shall be used strictly for a short term stay as per the dates on the quote.

Please note the following:

  • No large parties or events (greater than 8 people)
  • No illegal activities are permitted
  • No pets are permitted
  • No smoking within the apartment, guests must use the designated smoking areas
  • Please do not rearrange or move furniture
  • No deep fat fryers are allowed to be used on the premises.
  • As this is a shared building, please keep music etc. at a low volume
  • Please do not operate the communal laundry facilities after 10:00 pm

9. Cleaning Charges
Your rate includes a cleaning fee, this fee covers general cleaning as well as bed linen and towel replacement. It does not include the following:

  • Removal of food from the premises including the fridge
  • Removal of waste including cardboard from the premises
  • Removal of stains from makeup and false tan products

In general, if you bring it into the apartment, you must remove it from the apartment, waste food etc. can be put into the included rubbish bags and put in the bin outside.

Some additional items to note on departure

  • No waste food to be left on plates and plates to be left by the sink or placed in the dishwasher
  • Bed linen to be left on the bed
  • Used towels to be left on the towel rack or on the floor of the bathroom

By accepting this rental agreement, you agree that additional charges may be imposed if additional cleaning is required up to a maximum of $280.00

10. Breakages and damage to property
General breakages of glasses, cups, plates etc. are a normal part of wear and tear. The following is not classed as fair wear and tear and will incur a charge.

  • Excessive damage to utensils
  • Loss of key fob ($75.00 replacement fee)
  • Damage to furniture due to a malicious act
  • Damage to floors, walls, curtains etc. due to rough treatment or misuse

If damage or breakages occur, please notify us immediately and we will ascertain if and how much the replacement or repair cost will be.

By accepting this rental agreement, you agree that additional charges may be imposed if there are breakages or damage to the property.

11. Free Mini Golf
There are clubs and golf balls located in your apartment for your use
upon completion please return these items to their allocated position
Missing clubs will be charged at $50 per club to the person named on the rental agreement.

12. CCTV
As the apartments are on a site used by the public external CCTV surveillance is in use, in relation to the apartments CCTV is used to provide surveillance on the entry door for your security.

13. Personal Items
Whereas there is a safe located in each apartment for the storage of small items, it is not a commercial grade safe. MasonVillas and its associated companies do not take responsibility for any personal items either onsite during the rental period or for items left behind after departure.

14. Governing Law
This Agreement shall be governed by the laws of Western Australia and in particular the Short- Term Rental Accommodation (STRA) Act 2024
